Sales Process
As part of the sales process you will need to arrange the following:
- Instruct your conveyancing solicitor to check the contract
- Arrange for any required inspections
Assuming neither your conveyancing solicitor nor the inspections have raised any major issues, you will be in a position to proceed.
If you are bidding at auction, the above steps should be done before the auction.
If you are buying via private treaty, the above steps should be done after the price is negotiated.
The reason for the difference in timing is that both steps need to be done before contracts are exchanged. In the case of an auction, the contract will be exchanged on the spot and you will not have the time to arrange an inspection etc. You will also not be allowed out of the contract should either the inspections or the solicitor raise any concerns.
