Mosman
Mosman is an affluent area surrounded by harbour.
Many streets are heritage listed, so many of the homes retain their original period architecture. Once you enter the homes, you could be suprised how modern and chic the living is. Other streets contain the most state of the art contemporary homes.
Mosman is located 7.5 km from the CBD
Due to the size of Mosman and the range of waterways that parts of Mosman overlook, some areas are better known by the feature they are near. These include:
- Beauty Point
- Clifton Gardens
- Chinamen’s Beach
- Sirius Cove
- Balmoral
- Mosman Bay
Properties that capture a view are by far, the most sought after. To buy a house with a view, that doesn’t need a lot of work, your budget should be above $3 million. Keep in mind that a $3 million property with a view will most likely be unrenovated.
In 2006, the statistics (RP Data) were as follows:
- The median price for houses was $1.772 million.
- The median price for units was $495,000
Projected growth for 2007 according to Australian Property Monitors is:
- Houses 1% to 4%
- Units 3% to 6%
The best streets are:
- Hoptoun Ave
- Burran Ave
- Kirkoswald Ave
- Musgrave St
- Plunkett Rd
Mosman is surrounded by water and as such, homes with harbour views are premium. The top sale last year was $15.5 million.
Freestanding homes start at around $1.8 million and Semis start at around $1million.
If you require 4 bedrooms, your budget should be at least $2.3 million.
If you would like a harbour view, your budget should be at least $3million.
If you would like to live in one of the best streets, your budget should be at least $6 million.
The area has continued to achieve growth through the Sydney property market downturn.
